Why a mild Oregon winter changes the whole timeline
In a state with hard winters, raccoons go dormant, homeowners get a quiet stretch, and wildlife companies see a clear seasonal rhythm. Oregon does not offer that. With a median winter low near 36F across our cities, cold never gets severe enough or long enough to shut animals down, so they forage, travel and evaluate buildings in December as readily as in July. That has two consequences worth planning around. The first is that an occupancy can start at any point in the year, which means the annual inspection habit matters more here than the seasonal one. The second is that damage accumulates without a pause. An animal using an attic from October onward has had months of nightly traffic through your insulation by the time spring noise makes it obvious. It also means the only genuinely difficult window is the one set by biology rather than weather. From roughly April into August, kits are present, and every removal decision has to account for them. Outside that stretch, an Oregon raccoon problem is usually solvable in about a week. Inside it, plan on two or three.
How rain and rot manufacture entry points
Raccoons are strong, but they mostly exploit what has already failed. In this climate, what fails is wood. Roughly 42 inches of rain a year at 73 percent humidity keeps exterior trim damp for long stretches, and damp trim loses its grip on fasteners, swells, splits and softens. The sequence is predictable. Gutters clog, water runs behind them onto the fascia, the fascia softens where it meets the soffit, the soffit panel drops a fraction at one corner, and now there is a lip an animal can hook a hand into. On the roof, moss holds a permanent damp layer against shingles and around flashing, which loosens exactly the joints wildlife works at. That is why a durable repair on an Oregon house is two jobs, not one. The rotted material has to come out and be replaced with sound framing, and then the closure goes on in metal, screwed into solid wood. Skipping the first half is why homeowners here so often report that they patched something and watched it get reopened a few months later. When you take a quote, ask directly whether trim replacement is included or excluded, since that single answer explains most price differences.
West side, east side, two different jobs

On the wet side, the animals are everywhere the tree cover is, which is nearly everywhere people live, and the buildings hand them opportunity through soft wood, crawlspace vents and moss covered roofs. Calls skew toward crawlspace dens and rot related entry points. East of the mountains, the pattern looks more like a dry state. Water anchors the animals, so activity concentrates along rivers, canals and irrigated ground, and the properties that get hit are the ones with a reliable wet spot or an accessible livestock feed supply. Buildings matter, but the food and water audit matters more. If you are on the dry side, start by walking the property after dark with a flashlight and finding what is wet and what is edible. If you are on the wet side, start on a ladder looking at your gutters, fascia and roof edge. Latrines, crawlspaces and cleanup that actually works
Raccoons pick one spot to defecate and return to it, which turns a den into a latrine rather than scattered mess. Under a house, that spot is usually a floor joist, a pier top or a corner of the vapor barrier. The health specifics drive the method. Roundworm eggs in the droppings need two to four weeks to reach the infectious stage, so a fresh find handled quickly is a much better position than a discovery made months later. The CDC is direct that these eggs are not killed by household disinfectants and require boiling water or flame. That rules out bleach, which does nothing, and a shop vacuum, which puts material into the air you are breathing in a confined space. Proper cleanup means protective gear including a respirator, careful bagging rather than sweeping or blowing, heat applied to the contact surface, and removal of insulation and vapor barrier that cannot be decontaminated. In a wet crawlspace there is usually a moisture repair to follow, since torn barrier and soaked insulation are exactly what starts a rot problem under the floor. Tell any contractor scheduled to work down there what was found before they crawl in.
Why moving a raccoon is not the kind option
People reach for relocation because it feels humane, and out here the disease argument that dominates the subject on the East Coast does not apply. The raccoon variant of rabies never crossed the Appalachian ridge, and USDA spends heavily to keep it that way, at a national rabies prevention and control cost that may exceed 500 million dollars a year. But the animal welfare case against relocation stands on its own. A dropped off raccoon lands in country it does not know, in territory another animal already holds, with no den located and no food route learned. Survival is poor. In practice, relocation trades a quick death you do not see for a slow one you do not see either, and it puts a stressed animal into someone else's neighborhood. There is a regulatory side as well. Raccoons are managed as furbearers by state wildlife agencies, and what may lawfully be done with a captured animal is set by regulation rather than preference. The genuinely humane approach is the one that avoids capture entirely: a one way door outside kit season, followed immediately by metal exclusion so the animal simply moves on to a natural den instead of coming back to yours.
What you are actually buying, line by line
A raccoon invoice has three components, and understanding the split is the difference between comparing prices and comparing guesses. Removal is the smallest piece: a few visits, a door or a cage, and a confirmation the building is empty. Sealing is the durable part: openings closed with metal, vents screened, a flue capped, damaged trim replaced first. Cleanup varies most: it depends on how long an animal lived there and how much insulation, duct wrap or vapor barrier is coming out. Ask for the proposal written in those three sections. Within sealing, ask for openings itemized with the material named. Within cleanup, ask for square footage. Then ask the follow up questions: who returns if something reopens, for how long, and under what terms. The last question is about scope creep in the other direction. Ask what happens if rot is found once the trim comes off, and how that gets priced, because on the wet side of the state it frequently is. A company that has an answer ready has done this work here before, and that is worth more than a slightly lower number from someone who has not.
